Residential Property Management

  • Review applications and interview potential Tenants
  • Lease and/or sublease units
  • Manage annual turnover of all apartments including scheduling of all repairs, maintenance, cleaning, interior inventory, and utility service
  • Manage all safety issues including trash/debris removal, smoke alarms, etc.
  • Monthly air filter changes
  • Work closely with the owner, investors, and, if applicable, lenders and insurance agents as needed
  • Assist owner with insurance matters
  • Prepare and coordinate mailings, meeting notices, etc.
  • Post and bill of monthly rental payments
  • Post and bill of monthly expenditures
  • Inspect property on a regular basis, including weekly grounds inspections and semi-annual interior inspections, and additional as needed
  • Maintain apartment key inventory for owners and vendors
  • Oversee contractors and vendors to ensure all work is completed consistent with contractual requirements
  • Obtain bids on work approved by the owner
  • Arrange security services
  • Contact vendors in emergency situations
  • Make recommendations for repairs and capital improvements
  • Maintain records and documents of managed property
  • Maintain a current tenants’ information database
  • Ensure invoice approval before payment
  • Assist in collecting delinquent accounts/initiating evictions as needed

Commercial Management Services

  • Manage releasing of all suites including scheduling of all repairs, maintenance, cleaning, interior inventory, and utility service
