Application
The Rental Application can be downloaded and dropped by or mailed to our office at the following addresses:

There is a $30.00 Non-Refundable Application Fee per Applicant.
Application received without the fee will not be processed. It is recommended that all applicants that will be living together submit the applications at the same time.
Application for the fall 2015 semester will be accepted on December 1st of 2014.
Deposits will not be accepted until the application is approved.
Once approved, you will be notified and required to pay your security deposit. Until the deposit is paid in full, the unit will be considered available.
The only way to secure the property that you would prefer to live in is to pay the deposit.
August Move-In
Your new condo/apartment will be ready on AUGUST 10, 2015.
Just a reminder, ALL RENT IS DUE BY THE 5th OF THE MONTH. The payment may be brought to the office or mailed to PO Box 2985, Oxford, MS 38655. We accept checks, money orders and cash. All checks should be made payable to RPM, along with your apartment/condo and unit number.

Frequently Asked Questions
1. I want to rent a property from you. Where do I start?
You must first fill out a rental application and pay the $30.00 Non-Refundable Application Fee. You can either drop off the completed application to our office or mail it to the address that is listed. You can find the Online Rental Application here.
2. Once I am notified I am approved, what do I do next?
You will then need to pay the security deposit. Properties are leased on a first come, first served basis. WE CAN NOT GUARANTEE A UNIT UNTIL THE ENTIRE SECURITY DEPOSIT IS PAID IN FULL.
3. How much will the Security Deposit be?
The Security Deposit will be the equivalent of one month’s rent.
4. Am I required to sign a lease?
Yes. The length of your lease will be 12 months. Our leases typically run August 1st through July 31st.
5. If I am over 18 do my parents still have to sign my lease?
Yes. Any full time student must have their parents sign the lease. Parents’ signature must then be witnessed by a notary public.
6. May I move in early?
No. Due to the number of units that we manage, we do not allow early move-ins.
7. Do you assist in roommate matching?
No.
8. May I paint my unit after I move-in?
No.
9. May I have pets?
Yes, some of our units are pet friendly; however there will be a non-refundable pet deposit.
10. How do I report a maintenance item?
You can call our office and report the problem or submit the Online Maintenance Request Form found here.
11. Can I be charged for maintenance at the property?
Yes. If resident neglect or damage causes a problem, you will be charged for it. For your protection, we ask that you make a list of any discrepancies found in the unit and turn in to our office.

12. May I sublease the property?
Yes. However, the tenant will be responsible for finding new tenants to take over the remainder of their lease. The new tenants will also have to fill out a rental application and be approved by our office. There will also be a $100.00 fee to sublease your unit.
14. May I rent a steam cleaner and clean the carpets myself when I move out?
No. We will have the carpets professionally cleaned and the cost will be deducted from your security deposit.
